Rental Place Description

Orchard Villa nestles in a half-acre hillside olive-grove, amongst several villas scattered across the Katsarou ridge overlooking the sandy beaches below, with stunning panoramic views over Skiathos Bay.
It’s only 10 mins drive to Skiathos village and harbour, with tavernas, cafes, bars, and shops – and 10-25 mins to the many beaches..

But before looking at Orchard Villa, I’m sure you will first want to know about cancellation or medical costs due to covid.
Skiathos has had v few covid cases, but as at Feb 2021 there are restrictions to holiday travel both from UK and into Greece.

There’s a shared gated entrance and the whole setting is very peaceful and quiet. It’s a traditional Greek island villa with blue shutters, red-tiled roofs, and – rare on Skiathos – its own Cycladic-style roof terrace.
You have a large cool flag-stoned living room, split-level to the winter log fireplace and sofa; and across the English ‘pub’ bar and stools, there’s the fully-equipped open-plan kitchen.
You can sleep 2 – 8 in 4 cosy air-conditioned bedrooms with exposed timber beams and roof, an en-suite wet room and two shower rooms.
The pretty pool is fenced and gated, and set into the terraced garden with beautiful views across the bay to the nearby islands.

DINING – inside, and on courtyard patio
The split-level lounge seats 8 for dinner, plus easy chairs and sofa. There’s a wine rack, full cook-book library, and lots of books for that rare rainy day.
Four French windows open onto a vine-covered ‘living’ courtyard patio with tasteful wood furniture (not the inevitable white plastic!). This is your extended living space, sheltered from breezes and warm enough for dinner and drinks ’til after midnight; with the garden lights and moonlit sea views across to the twinkling village lights on Skopelos and Evvia Islands.
The courtyard overlooks a half-acre hillside olive-grove garden with three terraces for sunbathing, partying, and drinks by the pool, and the unmatched ‘7-island’ view over Skiathos bay, and over sixty mostly sandy beaches and hidden coves.

Open-plan KITCHEN
… has a modern ceramic-hob cooker and hood with fan oven, microwave, toaster, electric kettle, filter coffee, two fridges with freezer compartments, work surfaces, double sink, dishwasher, and loads of storage. And there’s a washing machine, ironing board, and steam iron – with an outdoor ‘umbrella’ drying rack (tumble-dryer no use in summer!).

Double master with en-suite, 3 twins with 2 wet-rooms. Air-Con can be 24/7 but to avoid breakdowns, only if you’re in the room with doors/windows shut (also keeps the ‘mozzies’ out! – and floor-fans if you can’t stand air-conditioning!

Although the rental contract is a furnished unserviced villa lease (that is, not hotel-type “serviced accommodation”), your payment includes the rent plus provision of services/supplies you requested by making the booking.
These are: weekly bed-linen and bath (but not beach) towel supply; basic domestic supplies (cleaning, dish-wash, tissues/paper), end-cleaning, pool servicing, gardening, maintenance/breakdown, welcome pack. If pre-booked (but payable locally), we may be able to arrange ‘at cost’ … extra cleaning, barbecue party, shopping delivery, etc.

There’s a strong signal for 3-4-5G mobiles, as good as a wi-fi hot-spot to connect tablets or laptops (sorry, a fixed line and router aren’t practical).
… plus free wifi access from virtually all tavernas, cafes, beach-bars, and in the village and harbour-side.

The villa is quiet and not overlooked, with fenced grounds and a drive with remote-control gates – but all really only to keep two local goat/sheep herds out of the garden ! (no real security issues).

The pool has its own terrace with slate-top “ouzo” / aperitifs table and bench. Pool level access is by two steps down to a safety gate, and for full child security from all directions it’s fenced/gated beside the terrace (but not in your view), and built into the slope with a 1.5m high wall downhill by the picnic area. The pool is 8 .0m x 4.7, and 1.2m deep – so hardly Olympic! – more for a quick dip and a G&T on the pool terrace alongside, enjoying the fantastic “7-island” view over Skiathos bay and beaches.

There’s a large walled and un-overlooked sunbathing roof terrace over the villa, with its own country-valley view to the sea and wooded hillsides of the north coast of Skiathos.

We rented Orchard Villa through Owner’s Direct with average 90% review since 2005, and before that since 1992. It is licensed by the Greek Tourist Authority and complies with all regulations.

BEACHES, FACILITIES – all very close.
Skiathos village and harbour saw the “arrival of the fathers” in “Mamma Mia” – and the wedding was in Agios Ioannis church on nearby Skopelos Island. Within 5 – 25 mins drive are all Skiathos village shops, tavernas, and services, and literally dozens of sandy beaches. If you prefer to spend most of your time at the villa, use the reliable radio taxis or bus for shops and beaching. If not, you’ll need car hire – we always use our pal Nicos, call for details.

Local transport is good – bus, taxi, water-taxi… and ferries for inter-island or mainland excursions. The villa is 12 mins walk to three top-10 (and affordable) taverna/restaurants – “Olive View”; “Anastasia” (Paradise Hotel), and the “Kivo Gourmet Wine-bar” (Kivo Hotel); the hotels’ scenic pool-bars are usually open to you.

Skiathos has direct UK flights (many Greek islands also need a ferry transfer); or fly to Athens, and onward by Aegean Air (or hydrofoil or ferry), or tour over by car. Our flight capacity increased 300% in 2017, charter fares dropped 25%, and even BA started summer scheduled flights!
